This student housing project was brought to us $10 million over budget and ended up with $500,000 in final GMP savings and an on schedule delivery of 378 new student housing beds on an occupied site in less than 2 years. We were also able to add a new fitness center and pool with a Jumbotron, too.

This gut remodel of occupied 8-story and 6-story buildings, required us to coordinate move ins and outs of residents with the owner to unoccupied units, and turnover in time to make sure the client obtained tax credits. Also involved having to remove the facade of the 8-story building.

In 12 months, we designed, then re-designed a 12-story student tower to max out the unit and bed mix, negotiate five design-build subcontracts, and finally negotiated a $95 million GMP general contract to give this project it’s best chance of success.
